What should Ralphie learn to do next? Tell us the deliverable you wish he handled, the best suggestions become real workflows.
How do you want to bring Ralphie up to speed on this deal?
Tell Ralphie the project once, every workflow starts pre-loaded with these details, so he never re-asks the basics. Everything is optional; skip what you don't know yet.
Answer what you can, Ralphie builds the narrative and mood board from exactly this, and only asks about genuine gaps. Everything is optional.
Answer what you can, Ralphie drafts from exactly this and asks only about genuine gaps. Price is the one answer the letter can’t go out without.
Hey Ralphie ("the Service") is an AI assistant that prepares real estate development work products, budgets, draws, schedules, packages, and related documents, from information you provide. The Service is operated by Hey Ralphie ("we," "us").
Ralphie prepares drafts. Every figure, date, and document must be reviewed and approved by a qualified member of your team before it is used, sent, or relied upon. The Service does not provide legal, tax, accounting, engineering, or investment advice, and its outputs are not a substitute for professional judgment. You are solely responsible for decisions made using the outputs.
Accounts are personal, do not share credentials. You are responsible for activity under your account. We may suspend accounts that misuse the Service or jeopardize its security.
You retain ownership of the materials you provide and of the documents Ralphie produces for you. Outputs are delivered in standard formats (Excel, Word, PDF) and, where connected, filed into your own cloud storage. We use your inputs only to operate the Service.
Use the Service only for lawful business purposes. Do not upload content you lack the right to use, attempt to breach or probe the Service's security, or use it to build a competing dataset.
Workflows marked "In testing" are provided as previews and may change or produce imperfect results, review those outputs with extra care.
The Service is provided "as is" and "as available." We work to keep it fast and reliable but do not guarantee uninterrupted availability, and we may modify features over time. To the maximum extent permitted by law, our liability is limited to the amounts paid for the Service in the three months preceding a claim.

Stay on the deal.
Ralphie is the AI back office for real estate development teams. Tell him the deal and he runs the paperwork end to end: development budgets, construction draws, lender packages, RFPs, meeting minutes and more. He checks every number and files the finished documents straight into your Dropbox.
Hey Ralphie is rolling out in phases. Leave your email and we'll reach out.
Ralphie builds the development schedule from exactly this. Anything you skip fills in from the template for your project type, every assumed date is flagged for review.
Drop the invoices in. Each one is read for its real date, number and total, renamed to the filing convention, and confirmed with you line by line before anything is applied.
Drop in any deal paper: contracts, permits, certs, loan docs, surveys, reports, correspondence. Each one is read, renamed to convention, and routed to its folder in the standard tree, with a confirmation table before anything moves.
The ten-minute go/no-go. Eight high-level points and Ralphie computes basis, total cost, yield-on-cost and the spread to your exit, then calls it.
Eight numbers describe the building. Ralphie computes how much of each trade it implies, by CSI division, as live formulas you can push on. No pricing in this one.
A trade-level conceptual estimate by CSI division, with markups, to a Total Hard Cost.
Every GC has to price the same thing. Tell Ralphie what they are pricing and who is bidding, and it issues the package, the bid form and the ledger.
Ralphie builds the diligence checklist for your deal type and works the clock backwards from DD expiration to an order-by date for every report. The three dates run the whole tracker, anything else you skip, Ralphie asks about before building.
Pick every executed contract you want abstracted. Ralphie reads each one first to confirm it belongs to this deal and fills in what it finds, then builds one abstract per contract plus a single critical-dates calendar covering all of them.
Ralphie scaffolds the indexed submission for your loan type, auto-files the documents you already have, and tells you exactly what a lender will still want. Anything you skip becomes a bracketed placeholder.
Ralphie keeps the equity raise as a ledger: every investor, what they said, what they circled, and the term sheets that come back. Three answers start it; investors can be bare names for now. Raising debt instead? That lives under ⋯ → Lender Package.

Connect your own Granola account so OAC meetings and coordination calls land on the right deal's tracker and task board.
In the Granola desktop app: Settings → API → Create new key (Business plan). The key stays in your browser only, encrypted, never stored on our servers, and only your account's meetings are ever visible to you.
I'm Ralphie, the back office for your development team. Folders, budgets, draws, schedules, minutes, filings: tell me the deal and I run the work end to end, check every number, and hand you the finished file. I never move money or contact a lender, I prepare, you decide.
